Our Annual Maintenance

20 point inspection Checklist

1. Blower Motor – measure amperage and voltage for proper operation

2. Thermostat – test for proper operation, calibrate and level

3. Clean existing or replace air filter (Customer must provide at time of visit)

4. Bearing – inspect for wear and lubricate

5. Inspect indoor coil

6. In place Indoor Coil cleaner spraying- at air handler that is safe to leave on and will combat organic growth

7. Condensate Drain – Vacuum, flush, treat with anti-algae, drain solvent (if necessary)

8. Inspect Condenser Coil

9. Refrigerant – monitor operating pressures

10. Safety Devices – inspect for proper operation

11. Electrical Disconnect Box – inspect for proper rating and safe installation

12. Electrical Wiring – inspect and tighten connections

13. Test/inspect contactors– inspection of contactor for burned and/or pitted contacts

14. Inspection of electrical components- inspection for condition, amp draw, structure durability, weather proof, etc.

15. Inspect electrical – inspection for exposed wiring rub, frays, loose connections and lead to shorts, arcing, and electrical failures. We provide data with actual numbers on all your electrical components with this data we can catch components that are failing and becoming bigger issues if left undressed

16. Inspect and test capacitors – very common electrical component that is infamous for failing most commonly murdered by a dirty condenser coil or lack of maintance

17. Inspect fan blade– fan blade can fail in multiple ways cracked, failing weld, and bent. This could lead to costly coil damage if not caught in time

18. Clean condenser coil– condenser coil cleaning, we remove your fan to fully access your coils to remove debris and wash system thoroughly

19. Inspection of refrigerate leaks – during the mainatnce before washing we inspect for signs for leaking such low refrigerant charge and oil leaks. We also inspect known area for common leaks

20.Measure Supply/Return temperature differential – We can see how your system is performing be checking temperature from the return and supply and taking the difference and with this information we can confirm our refrigerant readings
